Benefits of Bhoomi Portal for Farmers
The Bhoomi portal has proved to be a convenient mode for farmers to avail land related documents and records over the years. The portal provides farmers services to avail important documents such as:
- Copy of land records that a farmer could later use to apply for loans or any other purposes
- Copy of RTC can be easily obtained by providing the plot number or the name of the land owner
- Mutation requests that farmers can use to adjust land records in case of sale or inheritance of a land
- Crop data in the i-RTC which can be later utilised for insuring crops or claim insurance.
- The Bhoomi portal also gives farmers access to check the application status of mutation requests
- Land dispute documents if a farmer is required to submit them at courts regarding land related disputes
If the revenue officer fails to authorise the mutation request in 50 days, a farmer can request another inspector at the Taluk level to complete the request.

- Step.1: Log in to the official Bhoomi Land Record website
- Step.2: Click on ‘View RTC and MR’
- Step.3: This will take you to a new page which will request you to fill in information
- Step.4: Here, fill in the information according to your requirements
- Step.5: Now, click on ‘Fetch Details’
- Step.6: All the land details will now be available to you
Bhoomi Karnataka Land Registration Process
There are a few steps involved in registering land in Bangalore. Mentioned below are the steps required to register land:
- The individual must first purchase stamp paper and keep all the documents handy
- The documents must be submitted to the Sub-Registrar in charge of that particular jurisdiction
- After validating these documents, the individual must pay a fee for registering the land
- He/she will then receive a receipt for the same
- The photo of the individual will then be taken on the spot
- Verbal consent between the buyer and seller will be required, along with a witness
- The document is now registered and a unique registration number is allotted to this document
- After the registration process is complete, the rural land sale information is passed on to the Patwari for adding the entries in the Jamabandi register, which is the Record of Rights.
What is RTC?The RTC (Record of Rights, Tenancy and Crops) also referred to as Pahani is an important land record in Karnataka that is issued to the existing land owner. The documents include the owner details and all the land details such as:

- Area of the Land
- Water Rate i.e. how much of water is to be utilised to keep the land
- Commercial, agricultural and non-agricultural residential flood area

This is how an issued RTC looks like:RTC, also known as Pahani, is an important land document to maintain land records. This contains important details such as the owner’s name, area, soil type, etc.
The RTC for village lands is issued in terms of acres/hectares and the record is signed by the Tahsildar/Deputy Tahsildar.
Land conversion based on affidavit
The objective of land conversion based on affidavit is to make a Digitally Signed Conversion order available to the landowner through online submission of request, online generation of affidavit and uploading of signed affidavit, and online payment of conversion fee.

Procedure to obtain affidavit online for land conversion:
Step 1: Visit the official Bhoomi website
Step 2: Click on ”Services”
Step 3: Select ”Citizens Portal”
Step 4: Click on ”Citizen/Applicant Login”
Step 5: Enter your Bhoomi user ID and password
Step 6: Click on the icon for ”Affidavit based conversion”
Step 7: Click on ”New Request”
Step 8: Enter the required details such as the district, taluk, hobli, village, survey number
Step 9: Click on ”Get Owners”
Step 10: Select the owner from the list. The owner will be copied as applicant by the system
Step 11: Enter the required details such as Aadhaar number, mobile number, address, email address, name, etc.
Step 12: Click on the button ”Add Owner”
Step 13: Enter the details of the transaction such as type of conversion, acquisition type, land type, planning authority, checkbandi, extent sought for conversion, etc.
Step 14: Click on the button for ”Generate Affidavit”
Step 15: If only a portion of the land is sought for conversion or the RTC has multiple individual owners, the Alienation Sketch Number has to be entered as well. The alienation data will be fetched from Mojini
